We are in extraordinary times as real estate professionals.
We have seen the lending market turned upside over the last 24 months and each member of SAM continues to
work hard to help his or her clients navigate these bumpy waters.
I feel the local knowledge that our members
bring to the table is invaluable when combined with what
we call the power of SAM. Each producer has 165 other producers
behind them helping to bring national lending power to the
table as needed to identify new lenders, address tough situations,
and add insight to solving problems.
2010 and 2011 appear to be periods where,
in addition to our normal role of placing debt for our customers,
we will also add value helping them restructure debt they
placed over the last 5 years. Changes in values and rents
have left many owners out of balance with their exiting
lenders and in need of assistance right sizing those deals.
Being able to share with borrowers how different life insurance
companies, banks, master and special servicers are reacting
to modification requests across the county is a very valuable
tool.
